In short: Property Companion includes an AI Property Advisor and other AI-assisted features. When you use them, you are interacting with an automated system — not a human expert. AI-generated text is clearly presented as such inside the app. It is informational only, can be wrong, and is never a substitute for legal, financial, valuation or professional advice. Always verify important decisions with official documents and qualified professionals.
1. Where we use AI
Artificial intelligence powers or assists the following features:
- AI Property Advisor — a conversational assistant that answers your questions about a property using its saved details. Responses are generated by a large language model (LLM).
- Conversation summaries and suggestions — where the app helps phrase, summarise or suggest next steps.
- Listing discovery — AI-assisted tools help gather and organise location-based property suggestions.
2. What content is AI-generated
The following is produced, in whole or in part, by generative AI and is labelled or clearly identifiable as such in the app:
- Answers and explanations from the AI Property Advisor.
- Any narrative summary, recommendation or drafted text the advisor produces.
AI-generated text may be phrased confidently but can still contain mistakes, outdated information or "hallucinations" (plausible-sounding but incorrect statements). Treat it as a starting point for your own research, not a final answer.
3. What is not AI-generated
To be equally transparent, several features are deterministic and rule-based — they follow fixed, auditable logic rather than a generative model:
- Risk scoring (0–100) is calculated deterministically from defined rules and the data you provide. The same inputs always produce the same score, and each score comes with the specific findings behind it.
- Market analysis is built from real comparable sales and transparent calculations (such as price per unit area), not invented by a model. It requires at least three comparables before producing a result.
- Checklists are generated from fixed templates.
4. How the AI features work
When you ask the AI Property Advisor a question, your query and relevant details from the specific property case are sent to a large language model, which generates a response. We use reputable third-party AI providers to process these requests. We do not use your private property data to train third-party foundation models.
5. Data used by AI
- The AI advisor processes the question you type and the relevant fields of the property case you are asking about.
- Do not enter sensitive personal information into the advisor that is not necessary for your question.

6. Limitations you should know
- It can be wrong. AI output may be inaccurate, incomplete or out of date.
- It is not personalised professional advice. It does not know your full situation and is not a lawyer, valuer, surveyor or financial adviser.
- It cannot verify documents or ownership. Only official records and qualified professionals can do that.
- Local laws vary. Property rules differ by country and region; AI may not reflect your local specifics.
Use AI to ask better questions — then confirm the answers with real documents and real experts before you commit money.
7. Human oversight and your responsibility
Property Companion's AI is designed to support your decision-making, not to make decisions for you. You remain in control and responsible for any property decision you take. We strongly recommend independent verification of anything material before acting.
8. EU AI Act transparency
In line with the transparency obligations of the European Union's Artificial Intelligence Act (Regulation (EU) 2024/1689), in particular Article 50:
- You are told when you are interacting with an AI system. The AI Property Advisor is clearly identified as an automated assistant, not a human.
- AI-generated content is identifiable. Text produced by the advisor is presented as AI-generated output.
- The system's purpose and limits are disclosed here and within the app.
Our AI features are intended as informational assistance tools and are not designed for use as, or as a substitute for, regulated professional advice. If you believe an AI feature has behaved inappropriately, please tell us so we can review it.
9. Your choices
- Using the AI advisor is optional — the app's deterministic tools (checklists, risk scoring, market analysis) work without it.
- You can delete your AI advisor conversations, and you can delete your account and data at any time via the Delete Account page.
