Before you arrive
- Note the exact address and check the surroundings on a map.
- Visit at different times if you can โ traffic and noise change by hour.
Outside the property
- Inspect the roof line, external walls and any visible cracks.
- Check drainage, boundary walls and the condition of access roads.
- Look at neighbouring buildings for signs of the area's trajectory.
Inside
- Test taps, switches, and look for damp patches or water stains.
- Open and close doors and windows; sticking frames hint at settlement.
- Photograph every room and any defect for your records.

Ask the seller directly
- Why are you selling, and how long have you owned it?
- What repairs have been done, and are there receipts?
- Are all bills and taxes settled?
